This Privacy Policy explains how Castillo Holdings LLC, doing business as Spito Home Offers (“we,” “us,” or “our”), collects, uses, discloses, and protects personal information when you visit spitohomeoffers.com or request a cash offer on your property.
1. Information we collect
Information you give us
- Contact information — your name, phone number, and email address.
- Property information — the address, condition, occupancy, approximate value, your selling timeline, and any circumstances you choose to share.
- Communications — the content of calls, texts, emails, and form submissions between you and us. Phone calls may be recorded for quality and training purposes where permitted by law; you will be notified at the start of a recorded call.
- Transaction information — if you move forward with a sale, information needed to close, including title, lien, mortgage payoff, and identity verification data.
Information collected automatically
- Device and usage data — IP address, browser type, operating system, pages viewed, time on page, and referring URL.
- Advertising identifiers — click identifiers such as Google’s
gclidand campaign parameters (utm_source,utm_campaign, and similar) so we can tell which advertisement brought you here. - Cookies and similar technologies — see Section 6.
Information from other sources
To prepare an accurate offer we may look up publicly available records about the property, including county tax assessment records, deed and lien records, comparable sales data, and permit or code-enforcement records.
2. How we use your information
- To evaluate your property and prepare a cash offer.
- To contact you about your request by phone, SMS text message, and email.
- To negotiate, document, and close a purchase if you accept an offer.
- To measure and improve our advertising, including reporting conversions to advertising platforms so we know which campaigns work.
- To detect and prevent fraud, spam submissions, and abuse.
- To comply with legal obligations and to establish or defend legal claims.
3. Calls and text messages
When you submit a form or otherwise provide your phone number, you give us express written consent to contact you at that number about your property and your offer — including through automatic telephone dialing systems, artificial or prerecorded voice messages, and SMS text messages. Consent is not a condition of any purchase or sale.
- Message frequency varies based on your inquiry and any active transaction.
- Message and data rates may apply. Carriers are not liable for delayed or undelivered messages.
- Reply STOP to any text message to opt out of further texts. Reply HELP for assistance, or contact us using the details in Section 10.
- You may ask us to stop calling at any time and we will add you to our internal do-not-call list.
- Opting out of marketing messages does not stop transactional messages about a purchase agreement you have already signed.
Mobile information and consent to receive text messages will not be shared with or sold to third parties or affiliates for their own marketing or promotional purposes. Text-message originator opt-in data is not shared with any third party except the messaging service providers who deliver messages on our behalf.
4. How we share information
We do not sell your personal information, and we do not share it with third-party lead buyers. We disclose information only as follows:
- Service providers who work on our behalf under contract — hosting, customer relationship management, phone and SMS providers, email delivery, and analytics. They may use the information only to provide services to us.
- Transaction participants if you proceed with a sale — title companies, closing attorneys, escrow agents, lenders, inspectors, and county recording offices.
- Advertising platforms — we send conversion measurement data to platforms such as Google in a hashed or aggregated form so they can attribute a lead to an ad. See Section 6.
- Legal and safety — when required by law, subpoena, or court order, or to protect our rights, property, or the safety of any person.
- Business transfers — in connection with a merger, acquisition, financing, or sale of assets, subject to this policy.
- Assignment of contract — we may assign a signed purchase agreement to an affiliated buying entity or a partner investor, which requires sharing the transaction documents. If we intend to do this, we will disclose it to you before closing.
5. How long we keep information
We keep lead information for as long as needed to serve your request and for our legitimate business records, typically up to seven years for closed transactions in order to satisfy tax, accounting, and real estate recordkeeping requirements. Records for inquiries that do not lead to a transaction are retained for a shorter period. You may request deletion under Section 7.
6. Cookies, analytics, and advertising

You can control cookies through your browser settings. You can opt out of Google Analytics using Google’s browser add-on, and you can manage ad personalization in your Google account settings. Blocking cookies may affect how parts of this site function.
Enhanced conversions. We may send Google a one-way hashed (irreversibly scrambled) version of information such as your ZIP code so Google can match a conversion to an ad click. Google does not receive the plain-text values from us through this mechanism.
7. Your privacy rights
Depending on where you live — including under the New Jersey Data Privacy Act and similar state laws — you may have the right to:
- Confirm whether we process your personal data and access a copy of it.
- Correct inaccurate personal data.
- Request deletion of your personal data.
- Obtain your data in a portable format.
- Opt out of the sale of personal data, targeted advertising, and certain profiling.
- Appeal a denial of any of the above.
We do not sell personal data as that term is commonly defined, and we do not process it for profiling that produces legal or similarly significant effects. We will verify your identity before acting and will respond within the timeframe required by applicable law. Exercising these rights will not cause us to treat you differently or refuse to make you an offer.
8. Security
We use commercially reasonable administrative, technical, and physical safeguards to protect personal information, including encryption in transit. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
9. Children
This site is intended for adults who own or have authority over real property. We do not knowingly collect personal information from anyone under 18. If you believe a child has provided us information, contact us and we will delete it.
